Tribeca

QODA have been appointed to deliver Stages 4, 5 and 6 for the exciting 1,000,000ft2+ new development near Kings Cross Station, known as Tribeca which will be at the heart of the Biotech Knowledge cluster, London. The proposed development includes the demolition of the existing Ugly Brown Building at 2-6 St Pancras Way, London, and the construction of a mixed-use development.

This development comprises of the construction of Plots B and C, mixed-use elements include a large, shared basement space, shell ‘lab enabled’ space, shell office space, shell gym space, and shell retail, plus an extensive landscaped public realm and circa 70 residential dwellings. The project has ambitious sustainability and wellbeing targets, targeting BREEAM Outstanding and WELL Platinum. The development also targets a Wiredscore Platinum rating. The project aims to secure some of the significant life science space demand which has typically been satisfied by areas with close affiliation to Cambridge and Oxford; with the current need not being fully answered, other cities such as London are responding via both new build schemes and deep retrofit of existing stranded assets. As well as providing lab-enabled spaces to established businesses within the industry, the development will also provide 30,000 ft2 of affordable lab-ready space to support start-ups.
