Overview
QODA has played a critical role in the restoration and adaptive reuse of the Jumbo Water Tower, a Grade II-listed Victorian structure and one of Colchester’s most treasured historic assets. Over the past three years, we have supported the project’s transformation into a fully accessible community, culture, and events hub.
Project vision
The goal was to preserve the architectural integrity of this landmark while introducing modern building services to create a functional, inclusive, and sustainable venue. The design needed to balance heritage sensitivity with contemporary performance standards, ensuring the building meets the needs of today and future generations.

Adaptive Reuse:
Conversion of a historic water tower into a community and cultural hub.

QODA’s role
QODA delivered a full feasibility study and detailed MEP design for the restoration of the Jumbo Water Tower, ensuring modern systems could be sensitively integrated into the Grade II-listed structure. We conducted extensive investigations into the building fabric and service routes to meet conservation requirements, and developed fire safety, access, and environmental control strategies for a building that had never previously been open to the public.
Our team also provided technical solutions for AV, lighting, and circulation improvements, supporting the creation of a functional, inclusive, and high-performing community venue.
Impact
Once complete, Jumbo will offer state-of-the-art event facilities, improved circulation, and enhanced outdoor spaces, creating a vibrant cultural destination for Colchester. QODA’s work ensures this iconic landmark is preserved and reimagined for the needs of today and future generations.
