St James Mill – Heritage Transformation into Luxury Hotel

Overview
QODA is proud to be part of the team bringing new life to St James Mill, one of Norwich’s most significant historic landmarks. Located on the banks of the River Wensum, this Grade I-listed building is a centrepiece of The Norwich 12, a collection of the city’s most important heritage buildings and a lasting reminder of Norwich’s industrial past.

 

The project will transform the mill into an 88-bedroom luxury hotel, creating a destination that celebrates heritage while delivering modern hospitality standards.
Project vision
The redevelopment aims to preserve the architectural integrity of St James Mill while introducing high-quality guest accommodation and vibrant social spaces. The proposals, shaped in consultation with Historic England and Norwich City Council, include a bar, high-end restaurant, and café that will activate the river frontage and create a lively hub for visitors and the local community.

QODA’s role involved developing innovative, sustainable building services that respected the historic fabric of the building. We worked closely with architects, conservation specialists, and statutory bodies to ensure all systems were compliant and sensitively integrated.
Our team designed future-ready infrastructure that supports operational efficiency and guest comfort, all while preserving the architectural integrity and aesthetic of this Grade I-listed landmark.
