Client: Soho House & Co
Services: Mechanical Engineering Design
Overview
QODA provided mechanical engineering expertise for the transformation of The Ned, an iconic Grade I-listed building in the heart of the City of London. Originally designed in 1924 by renowned British architect Sir Edwin “Ned” Lutyens as the Midland Bank headquarters, the building has been reimagined as a luxurious hotel, members’ club, and dining destination by Soho House & Co.
The ambitious conversion spans 11 storeys and includes 252 guest rooms, nine restaurants, and a social and fitness club featuring a rooftop pool, gym, spa, and late-night lounge.
Project vision
The design sought to preserve the grandeur of the original interiors—most notably the 3,000 m² former banking hall—while integrating modern building services to meet the demands of a high-performance hospitality venue.
Key features
Adaptive Reuse:
Sensitive integration of contemporary services within a Grade I-listed structure.
Luxury Amenities:
Rooftop pool, spa, gym, and multiple dining venues.
Complex Coordination:
Mechanical systems designed to support mixed-use spaces without compromising heritage fabric.
QODA’s role
QODA delivered mechanical engineering solutions that carefully balanced guest comfort, operational efficiency, and heritage preservation. Working within tight spatial constraints, we integrated modern building systems into the existing structure without compromising its architectural integrity.
Our design also supported multi-use functionality, ensuring consistent performance across hospitality, leisure, and dining spaces.
Impact
The Ned is a landmark example of adaptive reuse, blending historic architecture with modern luxury. QODA’s engineering expertise helped deliver a world-class hospitality destination while safeguarding the integrity of one of London’s most iconic buildings.
